What is the minimum lease term?

Our minimum lease term is 12 months for private offices and full floors. Co-working spaces and meeting rooms can be booked on flexible monthly terms. We also offer 6-month trial leases for qualifying startups through our Growth Program.

Are custom fit-outs available?

Yes. Premium and Executive tier tenants receive a custom fit-out allowance. Our in-house design team works with you to create a space that reflects your brand, from wall finishes and flooring to furniture and lighting. Typical fit-out timelines range from 4-8 weeks.

What is included in the monthly rent?

Monthly rent covers your office space, building service charges, DEWA (utilities), high-speed internet, access to shared amenities (gym, prayer rooms, lounges), 24/7 security, and facilities maintenance. Parking and valet are allocated per tier. There are no hidden fees.

Can I scale up or downsize during my lease?

Absolutely. We offer a Flex Clause in all Premium and Executive leases. If your team grows, we prioritize internal transfers to larger units. If you need to downsize, we work with you to find a suitable space within our portfolio with no early termination penalties.

Do you assist with trade license and business setup?

Yes, our PRO services team can assist with Ejari registration, trade license applications (DED, DIFC, DMCC), visa processing, and corporate bank account introductions. These services are available as add-ons or bundled into Executive tier packages at preferred rates.

Is there parking available for visitors?

Each tower has dedicated visitor parking zones with complimentary 2-hour validation. Premium and Executive tenants receive additional guest parking passes. Valet service is available for all visitors at a nominal daily rate, or included free for Executive tier tenants.
